Construction builds furniture and rooms in your player-owned house. Buy a house for 100,000 coins, enter building mode and repeat furniture that uses materials you can supply. Useful goals include a chapel at 45 and a gilded altar at 75.

Buy a house and start building

  1. Bring 100,000 coins in your inventory to the Estate Agent at home and choose to purchase a house. A new house already has a parlour, garden and exit portal.
  2. Bring a hammer, saw, planks and any extra materials for the furniture you plan to build. Early chairs also use nails. Regular accounts can buy construction supplies from the Sawmill Operator; Ironmen can also use the Iron Man Store.
  3. Use the house portal at home and choose building mode.
  4. Right-click a furniture hotspot and choose Build, then select furniture for which you have the level and materials.
  5. Remove the furniture through its hotspot, confirm removal and build it again. Plan for another set of materials on each rebuild.

Removing individual furniture makes its hotspot available again. Demolish house at the Estate Agent resets the house and its built contents; it is not the normal repeat-training method.

Turn logs into planks

The Sawmill Operator northeast of Varrock, at the Lumber Yard, offers Planks please and a construction supply shop. Bring logs and coins and choose the amount to convert. The service charges these Sarim prices per log:

The construction shop is available to regular accounts and Ironmen. It sells a saw for 13 coins and steel nails for 3 coins each, along with advanced furniture materials. Logs remain a separate requirement. Woodcutting can supply them.

Repeatable furniture route

Chair hotspots in the starting parlour offer a route without purchasing another room. These are the base XP and material costs before XP modifiers or active material-saving effects:

Start with crude chairs, move to oak chairs when available, then choose teak or mahogany based on your log supply. A higher-level option is useful only if you can keep supplying it.

An oak larder at 33 Construction uses 8 oak planks for 480 base XP and needs a kitchen. A mahogany dining table at 52 uses 6 mahogany planks for 840 base XP and needs a dining room. These use more materials per build than the chair route.

Rooms and useful unlocks

Build rooms through a door hotspot in building mode. The room cost is separate from the furniture you build inside it.

A gilded altar needs 75 Construction, 2 marble blocks, 2 bolts of cloth and 2 gold leaves. With both incense burners lit it gives 3.5× bone Prayer XP; see Prayer for burner supplies and using a friend's altar. The chapel's room level alone does not unlock the gilded altar.

70 Construction is also one of the Gauntlet entry requirements. Choose your target before spending on decorative rooms.

Architect and XP

Equip Architect in Sarim Perks before training. Its normal furniture-building benefits include extra Construction XP, a chance to preserve materials and shorter building delays. You must still have the required materials when starting a build. XP rates explains your account's XP multiplier.

If a build fails, check building mode, the empty hotspot, your level, tools, materials and coins. If a friend cannot enter your house, be online and inside it, leave building mode and unlock the house.
